Its hard to get everyone gather to discuss about our security approaches in one goal, therefore the lagoon temp committee has drafted the proposed action plan and survey form. These are some actions plan that we have and now asking for your opinion/suggestion therefore we can move forward from here.

Also please send/print a copy to your neighbor if they are not registered yet in our blog, this will help us to accumulate more feedback…So Please help us and help yourself to submit your feedback /suggestions to us before 31^st Oct 2009.

Unnoticeable Items Goes Missing In The Lagoon

To add to a recent post where some Lagooners electric meter went missing, now the rubbish place doors are the next target. We noticed this evening after returning from work a few of our neighbors rubbish doors are missing. We checked with our immediate neighbor Carol whether she had noticed her door was missing. Well she didn’t realize it at all. Honestly I don’t know what could be the motive for one to come and steal this aluminum door as it has no value. Could it be as a replacement for other lost units? Or could it be a simple method to gain access into our Lagoon homes during the day. I better go with the worst option, GAIN ACCESS!!!!. I think the security issue at the Lagoon is desperately needed especially with the coming holidays around the corner. Dear Lagooners pls ensure your electric meters are locked and rubbish doors closed with the latched secured. Oh yes we stay on 31/173 the rubbish doors missing can be clearly seen at house no 18,15,17.

As I last Sunday doing some WIMAX P1 brochure around our garden, and chatting knowing some new and old knowing residents, been inform that there are two houses Electric Meter Box been stolen, Next target they might stolen the drain cover front or back yard of the house. So we will like to advise resident to put extra caution on that.

Please accept my deeply apologies for not respond properly as a volunteered Web Master for our Lagooners Community for the passed two months (whatever the reason is).

For those who sent your particulars for registration but yet not getting any respond from my end, once again I’m sincerely apology to you guys for causing any inconveniences due to my “consistently disappearance”.

Hereafter, if I receive any member registration/resend registration requests, I’ll try my very best level to respond in two days time.

Be a good neighbour

1. Introduce Yourself

Once you have moved into your new place, make an effort to introduce yourself to your neighbours. Being friendly helps you to build a trusting and respectful relationship with your neighbours. Greet your neighbours whenever you see them, drop by to talk with them, offer to help with raking leaves, rubbish etc – these friendly actions will be greatly appreciated and reciprocated. Make sure to give them your phone number in case of an emergency.

2. Keep Your Place Clean

Your relationship with your neighbours can be affected by how your home looks, inside and outside. Do not let the grass grow too long, make sure to rake the leaves, and shovel the snow off the driveway and sidewalk. Also be sure to keep furniture inside, clean up outside litter, follow garbage & recycling collection schedules, and keep beer bottles out of sight. Your neighbours will notice how you maintain your property and belongings.

3. Be Considerate of Neighbours

Neighbours may be offended by inappropriate language, drinking alcoholic beverages outside, or displaying too much physical closeness in plain view. Consider what you would expect as appropriate behaviour from your neighbours. Note that you can be charged/fined for possession of open alcohol outside your home.

4. Obey Parking Laws

Make sure to stay under the speed limit when driving through residential areas. Ensure that you have appropriate room in the driveway to park your car and your roommates’ cars. Do not block the sidewalk or fire hydrants when parking your car and do not park on your neighbour’s lawn. When parking on the street, look for posted signs indicating regulated parking zones or times.

5. Keep Noise Down

Neighbours can get easily irritated from constant loud noises from fellow neighbours. Imagine how you would like it if you were awoken at night to loud music being played next door. You can be fined for excessive noise such as singing, yelling, playing loud music, slamming doors, and honking your car horn, at any hour of the day. Keep noise to a considerate level and close your doors and windows so that others around you will not be bothered.

6. Party Responsibly

If you plan on having a party at your place, let your neighbours know of your plans beforehand. If your neighbours know the reason for the increased noise level, they might understand and tolerate it more. Keep the party inside so as not to disturb neighbours trying to sleep. Inform your neighbours that should the noise become intolerable, to come by and let you know before they contact a bylaw officer. Ensure there is enough space for your friends to park their cars and do not block driveways or sidewalks. Handle those who have had too much to drink with great attention, so they do not disturb neighbours with their inebriated actions.

7. Handle Problems Maturely

If you have a problem with your neighbours, bring up the situation with them in a mature manner. Do not get involved in heated arguments with neighbours; it will not help the situation. Take the middle ground when trying to resolve issues; it will help build your relationship with neighbours.

My Renovation Opinion and Experiences

That is too much story between each contractor in lagoon home, CCY, SPF, IDEAL HOME, TCS, J&J, i will suggest u can get few quotation from them. Overall their pricing will different few thoudsand only...and personally go look for their man work, if u satisfy than sign with them, request every detail from them.

I select Ideal Home, due to i saw their work on tai lou mike house, mike is nice person always welcome lagooner to visit him(you can find he took some nice picture from his sweet home post in the previous month blog). And of course the price is reasonable and every single detail are listed on the quotation.

Some contractor just told...i can give u lowest cheaper, but u dun ask how i do when he said that...i will reject the contractor already. What brick to use, how many inch of the pipe, what sand to use, sand - yellow sand, sea sand etc. different sand different use, sea sand will be worst, red brick, first grade is fully red color, 2nd grade red brick you can see in middle is white...so did the contractor told u which grade of brick using? if u just cover the fencing, you need to put some bean else the fencing change to brick wall, the foundation will not stable, did the contractor told you?

As I know some owner are not been telling, and owner later find out by other contractor told them....so judge yourself...personnel go visit their work, and talk clear to them no hidden cost.

You are the customer, you paid the money, you got the choice to choose who serve your, take your little time to find out and compare. Remember listed down detail, no hidden cost, and prepare extra 15-20% reno fee, you might change some idea when half way done, or some you need to add in on. K..happy renovations.

Last week i checked with the office admin said they are not allow to extend the membership period currently, and got lots of lagoon home buyer still not go active their non-golf membership.

Please take your action move on, else you will be waste your free non-golf member. Currently the Non-golf membership Kota Permai selling 10k for new apply.

Security and Safety in Lagoon Area

Lagoon committee is working on the following actions to prevent and minimize the risk at our area:-

1. Asking for 7pm - 7am security guard service. We will have discussion
soon(27th June 3.00pm @ PPKK Office [2nd round around about above post office]) to make a progress. We need all your support and advice to make this proposal work.

2. Fencing at all the backyard. We are dealing 2 ways:-
A. Seeking approval from MBSA for standard backyard fencing approval
B. Asking for Backyard fencing quotation. Residents required to share the
cost and each unit of house will have a key for backyard fencing.

3. Appointing Road and Block Rep. This is to ensure efficient communication
among lagooners. We would appreciate if you can share this info with your
neighbour that have no email access.

4. Seeking MBSA to construct hump and speed breaker ( those yellow line) at the
Lagoon Main Entrance ( Cross Junction)

Safety of the Lagoon

I hope the idea to gate and guard up the area will take effect. We would like to highlight to all that the safety of the area may be at risk. Since our home was under renovation we had noticed on 2 occasions where strangers walking at the back lanes. We assumed it to be some foreign workers but turned out to be some local youngsters from nearby. These youngsters come on bikes and hangout at the park.
Since all of us have spent so much on our homes, taxes and maintenance, I strongly feel that the utility of the Lagoon such as the park is mainly designed for the purpose of all of us to use. We noticed that more and more people are starting to come in and utilize the park. Driving their cars and bikes on the turfs and littering. We have some friends staying at the Canal Garden and their parks are well kept and strictly for the use of the residents there.
I hope some would agree that the safety and cleanliness of our Lagoon is important and hopefully the idea to gate and guard the area will be materialized.
