D'Hati



Yesterday went to D'hati with Kel, walauyeh....D'hati really ppl mountain ppl sea....:)


They got sell fish in the D'hati also...overall they sell quite many things....and quite happy to have this D'hati nearby our Lagoon Homes...

And another so called "good news" is......we can enjoy 5% discount for the goods we buy on 5th and 25th every month!!! hahaha.....

Characteristic of Security Guard System

Since we are talking bout security guard in the neighborhood, let’s share how’s other doing. We learn from their good point and avoid their ‘bad’ point. Let’s share some ideas.

The Characterisctic of my current house’s security guard system in place.
1)The security fees are paid ‘quarterly’ instead of monthly. One quarter if I’m not mistaken was RM180 (can’t recall). Then our Alan won’t be so busy ‘runtuh’ those house which are not paying. :P

2)After several times of break in happened, (which even include the head of the RA). They decided, if any of the house alarm went off especially during daytime, that relevant security head would call one of the ‘few’ designated member of committee. And subsequently they will contact /sms the house owner.

3)Those who paid for the security fee are provided with 3 Car Stickers FOC. Subsequently, extra 1 sticker = RM10. is to cover the extra cost of printing car sticker.

4)Electrical Gate Boom and 2 CCTV camera is fixed at the entrance and the exit gate (all sharely and contributed by the residents, some are contributing more).

5)Every quarterly, every house will receive the latest news flyer. One interesting portion, those names who are not paying, usually will be inside the house of ‘honour’. Specifying the house number and at which ‘jalan’. Sometime any ridiculous of behavior happened will usually publicly reported in the news flyer. This somehow is the test of examining either that house owner face is thicker or the flyer is thicker.

6)Few log books were placed at different designated area. It’s to let the patrolling guard clocked in their patrolling routine. They are required to sign their attendance every 3 hours.

Bad Point:
1)LONG DAMN Q. there’s only 1 entrance gate and exit gate. Those car without car sticker is required to leave their driving license. Especially after work time. Those visitors are actually blocking the resident going back to their house. Suggesting to have separate entry for Resident and Visitor.

Hi guys, I found out a forum in SP Setia where they having the discussion regarding the contractors(house renovations..) outside. They did press on some bad contrators which behaving like gangster and bad in work qualities. Sekolah Bersepadu is a Chinese School?





Yesterday quite free, so look see look see what other facilities we have around the Kota Kemuning area...kel and me observed that there is a construction for Sekolah Bersepadu near the new Petronas Petrol Station.. but not sure if this Sekolah Bersepadu is Chinese school as per you guys mentioned before......

If anyone of you know about it, please share with me/us...

Last Saturday visited the show house unit again with Darren, Alyssa and kel after the makan makan party...we found out that there is a crack line near the upstairs room....hopefully our house wont be like this lah......

How to Conduct a House Inspection

Hi, thought of sharing this (purely a guideline only) since this has become a hot topic in the blog =) Also, i have updated a link at the useful link with great pictures of defects of different kind (look for "inspection photos" down below at the website) and how professional house inpectors look for defects. Enjoy ...

Exterior:

* Take a look at the roof. Does it have any discoloration? This can mean poor attic ventilation or mold. Check for any cement/concrete cracks at the roof foundation joints, this can bring water leakage later on
* Do you see splash blocks under the downspouts? If not, water has likely been running under the house or into the crawl space every time it rains. Water is one of the worst enemies a house can have.
* Check the gutters. Do you see any rust spots? This could indicate water leaks and/or damage.
* Do you notice any cracks or lifting in the concrete driveway? Look for the cause. It might be tree roots coming up or a possible water line leak. Either one should have a closer look.
* Take a look at the brick, especially on the corners. Do you see cracks in the brick or mortar joints? Think foundation problems!
* What about any discoloration around the foundation? Water problems again.
* Check for any wood that is making contact with dirt. This is a termite picnic waiting to happen (if it hasn't already).
* Are you aware that a termite inspection may not cover landscape timbers(if any)? They can be full of termites.

Interior:

* Do you smell a musty odor when you walk into the house? This could indicate moisture problems or mold.
* Check for hollow tiles. You will know by hitting every piece of tile with the end tip of an umbrella. Hollwo tiles sound differently. Mark it and ask for replacement.
* Check out the windows. Do you see any moisture in the glass. This indicates a broken seal and that window will have to be replaced.
* What about cracks in the walls, especially around door or window frames? This could indicate foundation or settling problems. Also try to open and close all doors, windows. Normal and well position doors/windows should be able to close/open effortlessly. If not, chances are they are not installed properly or possible foundation sinking problem!!!
* Always look for any discoloration on walls, ceilings and vinyl floors. Again, water problems!

* Check around sinks, toilets and dishwashers. Newly constructed house normally have 60 – 70% of blocks sink, toilet piping. (Because contractors pour concrete/waste material in there!!!)

* Take a look at the circuit breaker box. You don't have to be an electrician to tell whether the box looks neat and organized...or if there are wires everywhere.
* Be aware of possible attempts to cover problems with new paint, etc. This doesn't happen often, but if in doubt, check it out further.

These are just a few red flags to watch out for. Never be afraid to ask questions. And Don't be shy to be as detail, and fussy when you do the inspection. After all you pay so much for the house, you deserve this.

Security Gate For our Wet kitchen

Let me share another one which i find quite useful for the gate at our wet kitchen portion.

The stainless steel security gate, which come with 3 locks (top, middle and bottom), with 2 portion opening and 2 metal steels at the door gap.

We like the concept, but quite pricy. costed roughly Rm3k. Might try to source for cheaper gate.

Clipsal---Grey Silver or White Horizontal Dolly Flush Switches with LED


Let me contribute something also..

The switches are from clipsal brand and the most attractive point is the LED.

I think this design is very good for us when we want to look for the switches when the light is switch off and we can't even see our fingers..:)

This blog is really growing in members. At present we have 14 administrators/authors (See the "roll of Honour")and 2 more awaiting their replies on our invitation (Chen Wailing "Darren"and Alex)...From the Chat box there is a new buyer (Fred)
